Tip: First time home buying programs are available with as little as 3% down

I listen to Mike enlighten us weekly with his educational moments, pride from getting people homes they desire, and all around professionalism.  He has shared with us some tips in order to make sure we don’t get steered wrong when we are in one of the largest transactions of our life-times — buying a home.

Things to know when you are purchasing a home:

  • First time home buyers should work with our home-ownership power team. They will shed light from a few angles in order to paint a full picture of your financial transaction.
  • It’s important to work with a knowledgable and seasoned Real Estate Agent (Sherry Wiggs) and a comparable Real Estate Attorney (Larry Bellom).  The expertise they will lend to your proceedings with ensure no discrepancies that could haunt you later down the road.
  • 6% Sellers Concession. Some programs allow as much as  a 6% sellers concession.  This is a complicated offer.  If you would like to know more, please contact me.
  • Very important to get a home engineering inspection prior to signing a contract.  This should not be optional.  Mike feels it is a neccessity to know what you are buying.  And unless you are a qualified inspector, you will never see what they see.
  • Insure title is clear. Prior to closing and the seller is responsible to address any issues on title prior to closing.
  • Insurance. After closing, make sure to review your homeowners insurance policy annually to insure proper coverage.
