When an architect speaks about conversion, they are referring to converting spaces that are illegal to sell-able ones. The most common in spring and summer are decks and basements but Mondana also gets project such as four-apartment house in a two-family zone and two illegal apartments in a basement — in which she legalizes for the owners profit. It is a tedious process, but do-able. Having an expert architect on your side with connections and knowledge working through the zoning board procedures helps.
